Franklin Is Growing, and So Is the To-Do List
Franklin is the county seat of Simpson County, on Kentucky's southern border, and concrete contractors there have plenty to do. The city counted 10,176 residents in 2020, up 21% from 8,408 in 2010, and the Census Bureau's July 2025 estimate is 10,759. The 2020 census also found 4,353 housing units. Growth like that brings new driveways, patios and walks, plus older homes being fixed up by new owners.
Rain is the main design factor
Franklin gets about 50.5 inches of precipitation in a normal year (1991 to 2020), a few inches more than Bowling Green. May is the wettest month at 5.38 inches, then April at 4.86. Snow is light, around 4.3 inches a year. So water, not snow load, drives the design. On every Franklin job we plan:
Slope. Patios and walks fall away from the house. Driveways shed water to the sides or to the street, never toward the garage.
Base. Crushed stone compacted in layers drains better than native clay and keeps the slab supported when the ground is wet.
Downspouts. Many slab failures start where roof water hits the ground beside concrete. We point out downspouts that need extensions.
Scheduling. Spring is the wettest stretch. We watch the forecast and will not pour on a soaked subgrade.
Owners and renters
Census QuickFacts puts Franklin's owner-occupied rate at 55% for 2020 to 2024, so a large share of homes are rentals. New owners often start with:
- Concrete Repair on a cracked driveway or settled walk flagged during inspection
- A new Concrete Patio where the last owner had none
- Widening a Concrete Driveway for one more vehicle
Landlords tend to ask for durable, simple work: broom-finished drives and walks that hold up and need little upkeep.
New jobs, new building
In December 2025 Kroger announced an automated distribution center in Franklin expected to bring about 430 full-time jobs. Kentucky Downs, the racetrack on the Tennessee line, is also inside the city. If you are planning a spring project, getting an estimate over the winter gives you more choice of dates.
Stamped concrete for Franklin patios
On newer homes, a Stamped Concrete patio is a popular way to add outdoor living space. Some guidelines that work well in a wet climate:
- Choose a texture with some grip, such as slate or flagstone, rather than a very smooth pattern
- Use a sealer with an anti-slip additive if the patio stays shaded and damp
- Plan for resealing every few years to keep color and protection
For front walks and steps, a broom finish is usually the safest choice when it rains as often as it does here.
Slabs for sheds and shops
Many Franklin lots have room for a storage building or workshop. A Concrete Slab gives a level, dry floor that will not rot. We set thickness for the load, add a vapor barrier for enclosed buildings, and raise the slab slightly above the surrounding grade so water stays out.
Walkways and steps
Sidewalks & Walkways connect driveways, doors and back yards. On older Franklin homes, the original walk is often narrow and cracked. Replacing it with a wider, properly sloped walk improves both looks and safety.

Franklin Questions
When is the best time to pour concrete in Franklin?
Late spring through fall works well, but April and May are the wettest months. We schedule around the forecast and do not pour on a saturated base.
I just bought a home in Franklin with a cracked driveway. Repair or replace?
If the slab is level and the cracks are narrow, sealing and patching can work. If sections have sunk or lifted, replacing those sections or the full driveway is usually better.
Is stamped concrete slippery when wet?
It can be if the sealer is glossy and the pattern is smooth. We use textured patterns and can add an anti-slip additive to the sealer.
